Key Findings
Flow into serious mortgage delinquency was 1.52% in Q2 2026, up from 1.29% in Q2 2025. That represents an increase of 0.23 percentage points, or approximately 17.8% year over year. The measure was little changed from 1.48% in Q1 2026.
Mortgage balances 90+ days delinquent were 0.99% in Q2 2026, compared with 1.09% in Q1 2026.
Flow into 30+ day mortgage delinquency reached 3.95% in Q2 2026, compared with 3.76% in Q1 2026. This measures newly delinquent mortgage balances rather than the stock of balances currently delinquent.
About 55,000 consumers had new foreclosures in Q2 2026, down from 59,160 in Q1 but above 52,800 in Q2 2025.
The New York Fed balance-based 90+ day delinquency series peaked at 8.89% in 2010 Q1; its Q2 2026 value was 0.99%.

Balance 90+ days delinquent
Percentage of mortgage balance 90 or more days delinquent.
Flow into 30+ day delinquency
Annualized flow of mortgage balances entering 30+ day delinquency, presented as a four-quarter moving sum. This is a flow of newly delinquent balances rather than the percentage currently delinquent.
Flow into serious 90+ day delinquency
Annualized flow of mortgage balances entering serious delinquency of 90 or more days, presented as a four-quarter moving sum. This is not the percentage of all mortgage balances currently 90+ days delinquent.
Consumers with new foreclosures
Consumer count in thousands. It is neither a property count nor a foreclosure rate.
FHFA measures
P3089DL is the FHFA series for mortgages reported 30–89 days past due. P90DL is the separate FHFA series for mortgages reported 90 or more days past due. These are not treated as equivalent to New York Fed measures.
The primary source is the Federal Reserve Bank of New York Quarterly Report on Household Debt and Credit, using the Consumer Credit Panel / Equifax. The latest period is 2026 Q2; historical coverage here is 2003 Q1–2026 Q2. Depending on the series, the data include balance-based percentages, delinquency flows, account transitions, or consumer counts. Each measure is kept in its original statistical series.

The FHFA National Mortgage Database quarterly CSV is available from 2002 Q1 through 2026 Q1. The page retains National / USA / All Mortgages P3089DL and P90DL loan-performance observations as a separate section and never appends them to New York Fed history.
